In a strategic alliance, CADIEM and REISA join forces to create an innovative project in Paraguay: The Industrial Buildings Investment Fund. October 2020, - The Naves Industriales Investment Fund was born after an intense analysis of the global financial context, where markets reflect conditions of high volatility and low interest rates, which tend to remain for some time. This particular product stands out mainly because it offers stability and interesting yields.

An investment fund is a product that works on the basis of specific projects with a target volume in order to start the business. This is a medium-term fund, with a real estate focus, where the purpose is to finance the construction of industrial and logistics parks, and generate profitability through the rental and subsequent sale of the asset.

The Investment Fund: Industrial Buildings, is not only the first real estate fund in the country approved by the National Securities Commission, but also the largest investment fund to date with an issue of USD 22,000,000 in the stock market. It is an interesting product for the market, since it offers interest rates of between 8.4% and 10.9% in the medium term in dollars. "Through this fund, clients can participate in an industrial project with a minimum investment of USD 50,000, a possibility that would be impossible if they were to undertake it independently of that amount," said Cesar Paredes, president of CADIEM Administradora de Fondos Patrimoniales de Inversión. This represents a democratization of this type of real estate investments, which before were unattainable for those investors who do not have millions of dollars to invest and therefore did not have access to these returns. To date, before starting the fundraising campaign, we have committed USD 8,000,000, which fills us with pride and optimism.

This project also seeks to generate conditions for foreign capital to land in the country, under the conditions required by the international industrial market. "The impact of this project will be extremely positive for Paraguay, since it will promote the industrialization of the country, the diversification of our economy and the technification of our labor force. These are key points if we are to take the next step as a country," said Pedro Zuccolillo, Director of REISA.

Elias Gelay, president of CADIEM Casa de Bolsa, also commented that Paraguay is a country with great potential for development in the logistics and industrial sector, which has significant competitive advantages over neighboring countries such as Argentina and Brazil, whose companies are constantly looking for new places to produce under better conditions and improve their competitiveness. "With the Investment Fund: Industrial Warehouses, we seek to promote the development of the economy in the logistics and industrial sector, investing in infrastructure and development of a sector that is still little exploited and with great potential", he concluded.

With this financing, the REISA Limpio Industrial Park will be built on a plot of land of just over 10 hectares. Its strategic location is due to its proximity to the main routes, as well as to the Paraguay River, with its respective ports just minutes away, connecting companies with their suppliers and customers. In addition, the city has the Limpio Electric Substation, which ensures the supply of electricity to the property and its tenants. These benefits generate constant development and appreciation in the area, which presents the land as a great buying opportunity.

On this property, 42,000 m2 of industrial buildings will be built under international quality standards, designed in modules of 1,000 m2 that can be unified and flexible, designed to accommodate companies of all sizes. The arrival of international companies implies large investments in machinery and technology, facilities, training and resources to develop new operations.
